Structural Concrete Repair & Restoration

Spalled concrete, corroded rebar, cracked slabs, and storm damage — restored to original structural spec by one licensed Florida GC, with claim documentation handled in-house.

Concrete Restoration, Built to Last in Florida

Florida's salt air, humidity, and hurricane seasons are brutal on concrete. Spalling, delamination, and corroded rebar aren't cosmetic — they're structural, and they only get more expensive the longer they wait. Our Commercial Division restores high-rise balconies, parking decks, structural columns, beams, and facades across Central Florida, taking each repair from assessment to sealed, documented close-out.

With more than 32 years on Florida job sites and a Certified General Contractor license (CGC1531238), we own the full scope — sounding and exposing the damage, treating the steel, rebuilding the section, and waterproofing the result. Storm-damage assessments and insurance documentation are prepared by the same contractor that runs the build, so your claim and your repair never drift apart.

Why It Matters

Rebar Corrosion Never Sleeps

Once moisture and chlorides reach the steel, rebar expands, concrete spalls, and the cycle accelerates. We break that cycle — exposing the steel, cleaning it to bare metal, treating it with corrosion inhibitor, and rebuilding the concrete section so the repair holds for the long haul, not just until the next inspection.

  • Balcony & parking deck restoration
  • Epoxy injection & crack repair
  • Rebar cleaning, coating & corrosion protection

Products & Systems We Trust

Sika-Backed Repairs, Waterproofed Decks, Safe Railings

Sika Repair Systems

We build with Sika's engineered concrete repair line — the same system spec'd on high-rises and parking structures nationwide, installed per the manufacturer's data sheets.

  • SikaMonotop structural repair mortars
  • Sikadur epoxy for crack injection & bonding
  • SikaTop armature coating for treated rebar
  • Sika FerroGard corrosion inhibitor
  • Sika waterproofing membranes & sealants

Deck Waterproofing

Parking decks, balconies, and walkways get a full waterproofing assembly so water never reaches the steel underneath — because the repair only lasts if the water stays out.

  • Liquid-applied deck membranes
  • Traffic-grade waterproof coatings
  • Sealant replacement at joints & control joints
  • Drainage correction & slope-to-drain
  • Pedestrian & vehicular traffic toppings

Balcony Railing Repairs

Loose or corroded railings are a life-safety and code issue. We re-anchor, re-embed, and rebuild guardrails to current Florida Building Code, not just to "look fixed."

  • Railing post re-anchoring & re-embedding
  • Corroded post & baseplate replacement
  • Guardrail height & live-load compliance
  • Aluminum, steel & cable rail repair
  • Full balcony railing replacement packages

Our Process

From Exposure to Sealed Close-Out

1

Assessment & Exposure

We sound the slab, map delamination and spalls, expose corroded rebar, and document the full scope — including photos and engineering notes for insurance and reserve studies.

2

Surface Prep & Rebar Treatment

Concrete is removed to sound substrate, rebar is cleaned to bare steel, treated with corrosion inhibitor, and coated — the repair only lasts if the steel is done right.

3

Structural Repair & Rebuild

Formed or hand-applied repair mortar restores the column, beam, slab, or balcony to original structural spec, with epoxy injection for active cracks where needed.

4

Seal, Protect & Document

Waterproofing, sealants, and protective coatings go on, we photograph the completed repair, and hand you close-out documentation for your records and any claim.
